Frequently asked questions
Everything you need to know about how Parcel Vision works.
Process & timeline
How long does a rendering take?
Most projects are completed within 1–2 weeks of receiving your project materials. A single-lot site plan typically comes in at the faster end; a multi-phase development with several view angles may take closer to two weeks. We'll give you a specific estimate when you submit your request, and keep you updated throughout.
Do you need to visit the property?
No. Parcel Vision works entirely remotely, from your existing documents: site plans, surveys, plat maps, architectural drawings or aerial imagery. We serve clients anywhere in the country.
What information do I need to provide?
Whatever you already have. Useful materials include site plans or plat maps (PDF, DWG or images), survey drawings or boundary maps, architectural plans, aerial or satellite images, and photos of the land and its surroundings. Missing some? We'll tell you exactly what we need.
How many rounds of revisions are included?
Two, at no additional charge. If a project needs more, we'll discuss options case by case.
What we deliver
What types of renderings do you offer?
Aerial site plans, 3D site renderings from ground level or above, before-and-after comparisons, subdivision and lot maps, and illustrations of planned amenities and green spaces.
What file formats will I receive?
High-resolution print-ready PNG or PDF exports, plus web-optimized versions for listings, presentations and social media. Need a specific size? Just ask.
Can I use the renderings in marketing, listings or permit applications?
Yes. All rights to the final renderings transfer to you on delivery: MLS and LoopNet listings, investor decks, HOA communications, planning board applications, ads and print. No attribution required.
Working with us
How do I get started?
Use the form on our home page, or email us. Give us a brief description of the property and what you're trying to communicate; we'll follow up with next steps and a quote.
How is pricing determined?
By the type of rendering, the number of views, the complexity of the site and any special requirements. We quote each project after reviewing your materials.
Can you work on a rush timeline?
Depending on our workload, expedited turnaround may be available, sometimes for an additional fee. Tell us your deadline.
For developers, communities and land sellers
Can you work from preliminary designs?
Yes: early-stage renderings are one of our most common requests. We can work from rough site layouts, conceptual plans or even sketches.
Can renderings help with entitlements or planning boards?
Absolutely. We produce renderings suited to public hearings and entitlement packages, and phased renderings that show each stage of a development.
Can you render amenities or common areas that don't exist yet?
Yes: pools, clubhouses, paths, green spaces, playgrounds and entrance features, from your site plans and design intent. A before-and-after shows homeowners exactly what they're voting on.
I'm selling raw land. How does a rendering help?
Buyers struggle to see raw land's potential. A rendering shows what the parcel could become, even without a finished development plan: we can illustrate one plausible use based on zoning, acreage and local patterns.
